Boston Home Renovations - What renovations pay back when it comes time to sell?

I get this question all the time when I am in the field.  Is it worth it to add a deck, redo my kitchen, or remove my wallpaper and paint?  There are a few rule of thumbs when it comes to investing in your home:

1)  Kitchens and bathrooms are the best investments

2)  Cosmetic changes that are low cost and low time investment often have nice payouts

3)  Addressing structural changes may not push up your market value but will fight off a hit in the negotiations after the inspection.

How good of a return is there in hardwood flooring. Should I do oak or another wood like maple or bamboo? Is the return on investment similiar?

There are still honest people that are willing to help free of charge. 
 
One night, my heating system stopped working without any warning. First thing in the morning I started making calls to get the system service. I called a few places to get time and estimates. One of the companies was AAA General Contractors . I spoke with Steven who gave me advice on a couple of things to check before having the system service as he did not want me to spend money unless it was really necessary. I followed his advice and the system started working again. Of all the places that I called he was the only one that offered advice and recommendations; a rarity in this economic times;;;;;;; Thank you, God bless you.

Margarita Rivera has a great story. But I lost/damage my Cabinet So I think and call Kennedy. He give me a good advice to repair that. Thanks Kennedy Kena.
